Merrill Funds are formed as limited liability companies, established to make investments in office, retail, industrial or multi-family real estate throughout the United States.

Fund life-spans range between 5 and 10 years, during which the property or notes are acquired, managed and then sold based on the fund’s investment strategy.

An investor receives a return on their investment through operating cash flow distributions and upon the sale of the property. When the asset is sold, the proceeds are distributed to the investor according to the terms of the limited liability company agreement.

Investors are provided with semi-annual updates, as well as Merrill Fund management principals providing personalized service through the immediate response to investor questions and comments.

Merrill Companies, as the sponsor and manager of Merrill Funds and its affiliates, initiates the acquisition opportunity, controls the property, and creates the plan to be executed by the Funds, either exclusively or in joint ventures with qualified partners. Merrill Companies is charged with the day-to-day asset management and provides services to the Funds, such as leasing, property management, sales brokerage and financial structuring.
